Here is a property I never thought would come for sale again. We bought the property over 8 years ago and have absolutely loved it and had no plans of ever moving. I started a business 3 years ago in Sioux Falls and now am planning to move there.
The acreage is 4.9 acres and includes the following; House, Machine shed, Silage bunker with roof, Brick barn, Wire corn crib, Wood corn crib with overhead grain storage, Cattle shed with cattle yards, Double garage, Two lawn sheds and an old hog house.
The house is a 3br 1ba farm house that is somewhere around 1500sq ft finished. Has a large entryway and back porch area, Huge open kitchen and dining room with lots of cupboard space and a built in double desk. We can leave all kitchen appliances.
The living room isn't huge but comfortable fits a recliner, couch, rocking chair and entertainment center. Full bath on main floor. Originally there was one bedroom on the main floor and two upstairs. It also had a second living room on the main floor. Due to the size of the main floor bedroom we turned the second living room into a bedroom and the bedroom into our closet. With this set up the master bedroom and closet are massive!
There is also a large concrete patio on the back of the house with sidewalks to the garage. Has approx. a 10x10 cellar that you access from the back room area.
Machine shed is 60'X80' and has one third of the floor concreted. I currently have a hoist for lifting cars in the shed and before it was installed I checked the concrete thickness and it was over 6" thick. The shed is wired for 220 volt and I had the complete panel replaced a few years back. Shed has water. There are a few items in the shed that are up for negotiation. The items that could stay for reasonable consideration are the 10,000lb car hoist built by Challenger (3 years old) A large upright 220 volt air compressor, Solid work bench built out of steel tubing, bridge planks and 1/8" steel plate, Over head steel storage racks (2 both different) and a few other minor items. If these items are not wanted I can take them with me. The price of the acreage takes into consideration that the hoist, bench, air compressor and one steel rack will be left. Approx ($4500 of equipment) I will have a place to go with these items if you are not interested in them and we can adjust the price accordingly.
The barn is built out of the red brick. It could use a new roof sometime but being barns are more for looks anymore we haven't put any money into it. The barn does have water and electric.
With the cattle yards we feed for a local dairy. This can be continued or ended at your choice. The dairy owners are very easy to work with and pretty much take care of everything. We run around 70-75 head of holsteins and they are on a headlock system. The farmer comes out every other morning with a double batch always on Saturday so they don't have to come on Sunday. Our job is to push up the feed (we either use our skid loader or four wheeler with a snow blade) twice a day. This takes about 5 minutes each time. The yards are big enough to run more cattle but I do not have enough head locks installed. So a person could run smaller cattle in the other yard and bucket feed. We did that the first 4 years we lived here. The cattle currently bring in a little over $600/m. We used to make double that when we fed smaller cattle too.
In the past we have also rented out the cover silage bunker and part of the machine shed for storage. Usually making somewhere around $1500/y.
Lots of great wind protection with a good grove. Many well established evergreens. Property does have a good well but it needs a pump so we currently use only rural water. Old hog house should be taken down sometime as it is pretty rough.
Great neighborhood. Only 1/2 mile from hardtop road.
